Should I buy a home so I can move out?

I've been planning on leaving for months now and looking at lots of places. Unfortunately, I have a big set of criteria that a place must meet, and what I need is pretty much non-negotiable. Here's what I need:

Place within 20 min drive of kids' school
3 bedrooms - I have a son and daughter and think they shouldn't share a room at their age. Privacy, etc.
Access to outdoor space/ground floor - I want a place my kids can play outside without having to drive them to a park. I also need to let the cats outside, so need first floor.
Within my budget

Now, there are places I can find that are in my budget. I've found a number of townhouses that would work except for the cats. Seems like no one is allowing pets these days. And I've found a few apartments, but never with 3 bedrooms on the first floor.

So, I'm thinking the only way to do this is to buy a place. The places I'm looking at rent for around $1300 a month, and that's about mid range here. But if I buy something the same size and location, my mortgage will be half that.

Does that sound reasonable to you? Could I buy a second home while still married as a place to move to? Or am I on glue? My state requires a 1 year physical separation before divorce.
